Effectively, you rent your property to City Borough Housing. As your tenant, we’ll cover your rental payments on a monthly basis for the duration of our agreement, which could be anything between three and seven years. We’ll even pay you during void periods.
We will then rent your property through our close network of registered housing providers and local authorities across East London. We’ll take care of everything, including maintenance, repairs and day-to-day tenant queries. Quarterly property inspections are also part of the service, providing us the opportunity to make sure your property is being looked after as it should be.
When the agreement comes to an end, we’ll return your property to you in the same condition it was in when the agreement began, taking fair wear and tear into account.
With City Borough Housing’s guaranteed rent, East London landlords can take a back seat role with their buy-to-let investment. For a minimum of three years, you won’t have to deal with tenants, handle or pay for everyday maintenance and repair requests, or chase rental payments.
For the length of our agreement, we will cover all day-to-day repairs as reported by the tenants or found during our quarterly property inspections.
We’ll include the likes of tripped electrics, leaks, broken locks and general maintenance. Outdoor repairs, however, are not included. So anything to do with roofing, fencing or exterior walls, for example, will remain your responsibility.
All our East London landlords receive a fair rental value based on the type of property, its size and location.
Whilst this may not be full market value, the fact that our East London guaranteed rent scheme includes free professional property management as well as covering the costs of everyday repairs and maintenance, quarterly inspections and returning the property in its pre-let condition at the end of the agreement, makes it great value.
We accept properties from private residential landlords and developers. Usually we will be looking for 1-4 bedroomed homes that are self-contained, although sometimes we may be asked for other types of properties.
Once we’ve given you your rental valuation, we’ll undertake an inspection of your property to see if there’s anything that needs dealing with so that the property is safe and habitable.
We’ll also ask that you provide us with a range of compliance documents, for example an Energy Performance Certificate (EPC), a Landlord Gas Safety Record (LGSR), and an Electrical Installation Condition Report (EICR). Other documents may also be needed. If they are, we’ll let you know.
Once the property inspection is complete and everything is in place in terms of safety and compliance, we can then agree terms and get the East London guaranteed rent agreement signed. This can take as little as 48 hours.
