When you sign up with us, we become your tenant and pay you a monthly rent by standing order for the entire duration of the agreement, which can last three to seven years. It’s down to us to put tenants into your property, and even if there are void periods, you’ll still get paid the agreed amount.
The tenants come through our established network of registered housing providers and local authorities throughout Kingston upon Thames. So you won’t need to worry about finding tenants or referencing them. Neither will you have to concern yourself with handling everyday tenant queries, or shouldering the costs of maintenance and repairs.
We’ll also send a property inspector in every three months to check the condition of the property and make sure the tenants are sticking to the rules of the tenancy agreement.
At the conclusion of the agreement, we’ll return your property to you in its pre-let condition, allowing for fair wear and tear.

For the agreement term, we will cover all day-to-day repairs as reported by the tenants or that come up during our quarterly property inspections.
This will include issues such as tripped electrics, leaks, broken locks and general maintenance. Outdoor repairs, however, are not included. So for example, anything concerning roofing, fencing or exterior walls will remain the responsibility of the landlord.
We offer a fair rental value based on property type, size and location.
Whilst this may not be full market value, because we are including professional property management and not charging landlords for everyday repairs and maintenance, quarterly inspections or returning the property in its pre-let condition at the end of the agreement, makes it top value.
We are looking for residential properties from private landlords and developers. Our tenants mostly need 1-4 bedroomed self-contained homes, although occasionally we may need other types of properties.
Once we’ve provided the rental valuation, we’ll undertake an inspection of your property to check whether there’s anything that needs upgrading to make the property safe and habitable.
We’ll also need a variety of compliance documents. These may include an Energy Performance Certificate (EPC), a Landlord Gas Safety Record (LGSR), and an Electrical Installation Condition Report (EICR). Other documents may also be required and we’ll let you know if that’s the case.
Once the property inspection is done and all the safety and compliance boxes have been ticked, we will then agree terms and get the Kingston guaranteed rent agreement signed. This can take as little as 48 hours.
