Our guaranteed rent scheme involves you renting your property to City Borough Housing. We become your tenant, and as such we’ll cover your monthly rental payments for the duration of our agreement. This could be anything between three and seven years. If during this time there are any periods where no tenant is in place or the tenant isn’t paying their rent, we will still cover your rental payments.
We rent your property through our longstanding network of registered housing providers and local authorities across Lambeth. We take care of everything, including maintenance, repairs and everyday tenant queries. We’ll carry out quarterly property inspections as part of the package, giving us the opportunity to check your property is being kept in good condition.
When the agreement ends, we’ll return your property to you in the same condition it was at the start of our agreement, less fair wear and tear.
With City Borough Housing’s guaranteed rent scheme, Lambeth landlords can take a back seat role with their buy-to-let investment. For a minimum of three years, there will be no need to deal with tenants, handle or pay for day-to-day maintenance and repair requests, or chase rental payments.
For as long as our agreement lasts, we will cover all everyday repairs as reported by the tenants or identified during our quarterly property inspections.
This will include things like tripped electrics, leaks, broken locks and general maintenance. Outdoor repairs, however, are not part of the deal. So anything to do with roofing, fencing or exterior walls, for example, will remain your responsibility.
All our Lambeth landlords receive a fair rental value based on property type, size and location.
Whilst this may not be full market value, the fact that our guaranteed rent scheme includes free professional property management as well as covering the costs of everyday repairs and maintenance, quarterly property inspections and returning the property in its pre-let condition at the end of the agreement, means you will find it profitable.
We accept properties from private residential landlords and developers. Usually we will be looking for self-contained 1-4 bedroomed homes, although we may be asked for other types of properties every so often.
Once we’ve issued your rental valuation, we’ll undertake an inspection of your property to determine whether there’s anything that needs resolving to make the property safe and habitable.
We’ll also ask you to supply a range of compliance documents, for example an Energy Performance Certificate (EPC), a Landlord Gas Safety Record (LGSR), and an Electrical Installation Condition Report (EICR). Other documents may also be needed. If they are, we’ll let you know.
Once the property inspection is complete and everything is in place in terms of safety and compliance, we can then agree terms and get the Lambeth guaranteed rent agreement signed. This can take as little as 48 hours.
