Through our London landlord guaranteed rent scheme, you’ll rent your property to us. As your tenant, we’ll pay your rent every month for an agreed term, usually between three and seven years. Even if the property is untenanted, you’ll still receive your monthly rental payment by standing order.
We rent your property through our trusted base of local authorities and registered housing providers. Throughout our agreement, we’ll handle every element of the tenancy, including tenant queries and maintenance and repairs. We’ll also carry out quarterly property inspections so we can make sure the tenants are looking after your property in line with the tenancy agreement.
At the end of the agreement, we’ll return your property to you in the same condition it was in at the start, allowing for fair wear and tear.
With a City Borough Housing guaranteed rent scheme, London landlords can take a hands-off role with their buy-to-let investment. For at least three years, you won’t have to deal with tenants, handle everyday maintenance and repair requests – or pay for them – or chase rental payments.
All our London landlords receive a fair rental value based on the type of property, its size and location within the capital. Whilst this may not be an exact match for full market value, the fact that our London guaranteed rent scheme includes free professional management and covers the costs of everyday repairs and maintenance plus quarterly inspections, makes it excellent value.
Plus you won’t have to cover any end of tenancy costs to get your property back to its pre-let condition, as that’s all part of our guaranteed rent scheme London wide too.
Providing you are a private residential landlord or private developer with the type of property that we are currently looking for, you are likely to qualify for our London landlord guaranteed rent scheme. Generally we look for 1-4 bedroomed self-contained properties, although we are asked for other types of accommodation from time to time.
Once we’ve given you your rental valuation, we’ll carry out an inspection of your property to identify anything that needs to be taken care of so that the property is safe and habitable.
We’ll also need you to provide us with various compliance documents, such as an Energy Performance Certificate (EPC), a Landlord Gas Safety Record (LGSR), and an Electrical Installation Condition Report (EICR). Other documents may also be needed. If they are, we’ll let you know.
Once the property inspection is complete and everything is in place safety and compliance wise, we can then agree terms and get the London guaranteed rent agreement signed. This can take as little as 48 hours.
As long as our London guaranteed rent agreement is in force, we will handle all day-to-day repairs as reported by the tenants or identified during our quarterly property inspections.
Things like tripped electrics, leaks, broken locks and general maintenance will all be included. We don’t cover outdoor repairs, however, so anything to do with the likes of roofing, fencing or exterior walls will remain your responsibility.
