When you rent your property through our Waltham Forest guaranteed rent scheme, we become your tenant. We pay your rent on the same day each month for an agreed term, usually between three and seven years. Even during void periods or when tenants aren’t paying their rent, we will continue to make your rental payments at the agreed amount.
Once you’ve handed your property into our hands, we will let it through our long term trusted network of local authorities and registered housing providers in Waltham Forest. We’ll handle everything, from everyday tenant queries, maintenance and repairs, to overall property management. We’ll also carry out quarterly property inspections so that we can keep a check on how your property is being treated during the tenancy.
When our Waltham Forest guaranteed rent agreement concludes, we’ll return your property to you in the same condition it was in at the start, allowing for fair wear and tear.

Once your rental valuation has been issued, we’ll inspect your property to establish whether anything needs bringing in line with safety and regulatory standards. We’ll also request various compliance documents, for example an Energy Performance Certificate (EPC), a Landlord Gas Safety Record (LGSR), and an Electrical Installation Condition Report (EICR). Other documents may also be needed. If they are, we’ll let you know.
As soon as the inspection process is completed and we have all we need in terms of safety and compliance, we can then proceed to agreeing terms and getting the Waltham Forest guaranteed rent agreement signed. This can take as little as 48 hours.
For the duration of our guaranteed rent scheme agreement, we will manage all the everyday repairs that are reported by the tenants or identified during our quarterly property inspections.
Things like tripped electrics, leaks, broken locks and general maintenance will all be covered. We don’t manage the likes of outdoor repairs, however, so anything to do with roofing, fencing or exterior walls, for example, will remain your responsibility.
