When signing up for guaranteed rent, Southwark landlords effectively rent their properties out to us.
As the tenant, we pay the rent by standing order every month for an agreed term, usually between three and seven years. Even during void periods, or when the tenant is defaulting on their rent, we continue to pay.
We let our landlords’ properties through our trusted network of local authorities and registered housing providers across Southwark. For the duration of our agreement, we manage and cover the cost of every aspect of the tenancy, including day to day tenant queries, and maintenance and repairs. We also carry out quarterly property inspections, allowing us to make sure the tenants are complying with the tenancy agreement.
When the agreement concludes, we return the property in its pre-let condition, allowing for fair wear and tear. So there’s no need to cover redecoration costs either.
We offer Southwark landlords a fair rental value based on property type, size and location. This may not be full market value, but our service does cover the costs of professional management, everyday repairs and maintenance, and quarterly property inspections, so all in all, it can be considered very competitive.
As long as you are a private residential landlord or developer with the type of property that we currently need, you should qualify for our Southwark guaranteed rent scheme.
Mostly we are looking for 1-4 bedroomed self-contained properties, although occasionally we need other types of housing.
Once we’ve issued your rental valuation, we’ll inspect your property to check it is safe and habitable. We’ll also ask you to provide us with certain compliance documents, such as an Energy Performance Certificate (EPC), a Landlord Gas Safety Record (LGSR), and an Electrical Installation Condition Report (EICR). Other documents may also be required and we’ll advise you if that’s the case.
Once the property inspection is complete and everything is in place safety and compliance wise, we will then agree terms and get the Southwark guaranteed rent agreement signed. In most circumstances, this will take around 48 hours.
Once our guaranteed rent agreement is in place, we will manage all everyday repairs as reported by the tenants or identified during our quarterly property inspections.
We’ll include the likes of tripped electrics, leaks, broken locks and general maintenance. We don’t cover outdoor repairs, however, so anything to do with the likes of roofing, fencing or exterior walls will remain the landlord’s responsibility.
