Merton Guaranteed Rent Scheme FAQs

With City Borough Housing guaranteed rent, Merton landlords become our tenants.
We cover the rent each month for an agreed period, usually between three and seven years. Even if there are no tenants in the property, or the tenant is defaulting on their rent, the standing order payments continue every month, providing income security for the landlord.
We let all properties through our established network of local authorities and registered housing providers. For the term of the agreement, we manage the entire tenancy, from sourcing tenants to everyday queries, maintenance and repairs. We also undertake quarterly property inspections to check that the tenants are complying with the tenancy agreement.
At the end of the agreement, we return the property in its pre-let condition, allowing for fair wear and tear.
With City Borough Housing guaranteed rent, Merton landlords never have to deal directly with tenants, or manage or pay for everyday maintenance or repairs, chase rent or worry about expensive void periods.
Landlords in Merton receive a fair rental value based on the type, size and location of their property. Whilst this may not be full market value, because our guaranteed rent scheme includes property management, everyday repairs and maintenance, and quarterly property inspections, it can be considered very competitive. Landlords don’t have to cover the costs of redecoration at the end of the tenancy either, as we cover that too.
Providing you are a private residential landlord or developer with the type of property that we currently need, you should qualify for our guaranteed rent scheme in Merton.
Mostly we take on 1-4 bedroomed self-contained properties, although occasionally we are asked for other types of housing.
Once we’ve issued your rental valuation, we’ll inspect your property to check it is safe and habitable, and then organise for anything that needs to be done to get it up to standard.
We’ll also ask for a range of compliance documents, for example an Energy Performance Certificate (EPC), a Landlord Gas Safety Record (LGSR), and an Electrical Installation Condition Report (EICR). Other documents may also be required and we’ll let you know if that’s the case.
Once the property has been inspected and we’re satisfied it’s safe and compliant we will then agree terms and get the Merton guaranteed rent agreement signed. Usually there is no reason why this should take any longer than 48 hours.
We will manage all everyday repairs as reported by the tenants or identified during our quarterly property inspections.
The likes of tripped electrics, leaks, broken locks and general maintenance are all included. We don’t cover outdoor repairs, however, so anything to do with roofing, fencing or exterior walls will remain the responsibility of the landlord.
