Our guaranteed rent scheme involves you renting your property to City Borough Housing. We become your tenant, and pay your monthly rent for the length of our agreement. This could be anything between three and seven years. If during this time there are any void periods, or the tenant isn’t paying their rent, we will still pay your rent.
We rent your property through our longstanding network of registered housing providers and local authorities across the Royal Borough of Greenwich. We handle and cover the cost of everything, including maintenance, repairs and everyday tenant queries. We’ll also conduct regular property inspections all-in, providing us the opportunity to make sure your property is being kept in good condition by the tenants.
When the agreement comes to an end, we’ll return your property to you in the same condition it was at the start of our agreement, less fair wear and tear.
With City Borough Housing’s guaranteed rent scheme, Greenwich landlords can take a hands-off role with their buy-to-let investment. For at least three years, there will be no need to deal with tenants, manage or pay for day-to-day maintenance and repair requests, chase rental payments, or cover the costs of void periods.
For as long as our agreement lasts, we will cover all everyday repairs as reported by the tenants, or identified during our quarterly property inspections.
This will include things like tripped electrics, leaks, broken locks and general maintenance. Outdoor repairs, however, are not part of the deal. So anything to do with roofing, fencing or exterior walls, for example, will remain your responsibility.
All our Greenwich landlords receive a fair rental value based on property type, size and location.
Whilst this may not be full market value, the fact that our guaranteed rent scheme includes free professional property management, and that it also covers the costs of everyday repairs and maintenance, quarterly property inspections and returning the property in its pre-let condition at the end of the agreement, means you will find it worthwhile.
We are looking for properties from private residential landlords and developers. Mostly we will be seeking self-contained 1-4 bedroomed homes, although other types of properties are required from time to time.
Once we’ve issued your rental valuation, we’ll inspect your property to ascertain whether there’s anything that needs taking care of to make the property safe and habitable.
We’ll also ask you to supply a range of compliance documents, for example an Energy Performance Certificate (EPC), a Landlord Gas Safety Record (LGSR), and an Electrical Installation Condition Report (EICR). Other documents may also be needed. If they are, we’ll let you know.
Once the property inspection is complete and everything has been finalised in terms of safety and compliance, we can then agree terms and get the Greenwich guaranteed rent agreement signed. This can take as little as 48 hours.
