Through our guaranteed rent, North London landlords effectively rent their properties to us. As the tenant, we pay the rent every month for a pre-agreed term, usually between three and seven years. Even if the property doesn’t have a current tenant, the rent continues to be paid by standing order every month, providing added peace of mind for the landlord.
We rent our landlords’ properties through our trusted network of local authorities and registered housing providers. For the duration of the agreement, we’ll handle every element of the tenancy, including everyday tenant queries and maintenance and repairs. We’ll also undertake periodic property inspections on a quarterly basis, so we can check that the tenants are treating your property properly in accordance with the tenancy agreement.
When the agreement comes to an end, we’ll return your property to you in the same condition it was in at the beginning, allowing for fair wear and tear.
With City Borough Housing guaranteed rent, North London landlords can adopt a back seat role with their buy-to-let investment. For a minimum of three years, there is no need to deal with tenants, respond to or pay for everyday maintenance or repairs, or chase rental payments.
Landlords in North London receive a fair rental value based on the type of property, its size and location. Providing you are a private residential landlord or private developer with the type of property that we are currently looking for, you should be accepted onto our North London guaranteed rent scheme. Generally we are seeking 1-4 bedroomed self-contained properties, although sometimes we do have requests for other types of accommodation.
Once we’ve given you your rental valuation, we’ll undertake an inspection of your property to see if there’s anything that needs to be taken care of so that the property is safe and habitable.
We’ll also ask you to provide us with various compliance documents, such as an Energy Performance Certificate (EPC), a Landlord Gas Safety Record (LGSR), and an Electrical Installation Condition Report (EICR). Other documents may also be needed. If they are, we’ll let you know.
Once the property inspection is complete and everything is in place in terms of safety and compliance, we will then move on to agreeing terms and get the North London guaranteed rent agreement signed. Usually there is no reason why this should take any longer than 48 hours.
Once our guaranteed rent agreement is in force, we will handle all day-to-day repairs as reported by the tenants or identified during our quarterly property inspections.
Things like tripped electrics, leaks, broken locks and general maintenance will all be included. We don’t cover outdoor repairs, however, so anything to do with the likes of roofing, fencing or exterior walls will remain your responsibility.
