Through our guaranteed rent, South London landlords let their properties to us. As the tenant, we pay the rent every month for an agreed period, usually between three and seven years. Even if the property is untenanted or the tenant is not paying their rent, we continue to make payments by standing order every month. This provides cashflow certainty for the landlord.
All the properties we take on are let through our trusted network of local authorities and registered housing providers. During the term of the agreement, we take care of every aspect of the tenancy, including day to day tenant queries, and maintenance and repairs. We’ll also carry out quarterly property inspections so we can satisfy ourselves that the tenants are treating the property in line with the tenancy agreement.
When the agreement concludes, we return the property in its pre-let condition, allowing for fair wear and tear.

Landlords in South London receive a fair rental value based on property type, size and location. Generally we look for 1-4 bedroomed self-contained properties, although from time to time we are asked for other types of housing.
As soon as we’ve issued your rental valuation, we’ll carry out an inspection of your property to check whether there’s anything that needs to be taken care of so that the property is safe and habitable.
We’ll also ask you to furnish us with a range of compliance documents, such as an Energy Performance Certificate (EPC), a Landlord Gas Safety Record (LGSR), and an Electrical Installation Condition Report (EICR). Other documents may also be required. If they are, we’ll let you know.
Once the property inspection is complete and everything is in place in terms of safety and compliance, we will then agree terms and get the South London guaranteed rent agreement signed. In most circumstances, there is no reason why this should take any longer than 48 hours.
Once our guaranteed rent agreement is in force, we will manage all day-to-day repairs as reported by the tenants or identified during our quarterly property inspections.
Things like tripped electrics, leaks, broken locks and general maintenance will all be included. We don’t cover outdoor repairs, however, so anything to do with the likes of roofing, fencing or exterior walls will remain your responsibility.
